<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />NOVEMBER 12, 1991 <br /> <br />ITEM: <br /> <br />City of Louisville Water Treatment <br />Facility - Special Review Use _ <br />Public Hearing <br /> <br />City of Louisville <br /> <br />Agriculture <br /> <br />APPLICANT/OWNER: <br />ZONING: <br /> <br />LOCATION: <br /> <br />Located on State Highway #170, West of US 36. <br /> <br />SIZE: <br /> <br />7.4 Acres <br /> <br />REQUEST: <br /> <br />The City is requesting authorization of a special review use for <br />the construction of a water treatment facility. <br /> <br />BACKGROUND: <br /> <br />The subject property was annexed in May of 1987 and is zoned <br />Agriculture. The property lies on 7.4 acres between State High- <br />way #170 to the north and the Community Ditch to the south locat- <br />ed approximately 1/3 mile to the west of U.S. 36. <br /> <br />Phase one of the treatment facility will be designed to treat 5 <br />million gallons per day (MGD). At completion, the facility will <br />have a treatment capacity of 10 MGD. The facility will consist <br />of several brick, one story (15-17 feet high) buildings, accesso- <br />ry structures, and two 3.5 million gallon, below grade storage <br />tanks. <br /> <br />The site plan proposes installation of landscapinq at the entry <br />qate and within the 30 foot front setback in front of the filter <br />buildinq. <br /> <br />STAFF COMMENTS: <br /> <br />Staff distributed the site plan to all affected agencies and <br />departments as part of its formal referral process. Comments <br />received reflect a number of technical revisions to the drainage <br />plan and required improvements to S.H. 170. The State Division <br />of Highways, Boulder County and the Department of Public Works <br />have agreed that additional highway dedication would not be <br />required as part of this action. <br /> <br />1 <br />
