<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />JANUARY 8, 1991 <br /> <br />ITEM:5E Coal Creek Ranch Filing No. 3 - Replat A <br /> <br />APPLICANT: Coal Creek Associates, Represented by Dave Rhodes _ <br />Bellock Construction Inc., and John Jorgenson Hurst and Asso- <br />caites. <br /> <br />LOCATION: Coal Creek Ranch - Filing No. 3 <br /> <br />ZONING: <br /> <br />Planned Community Zoned District - P.C.Z.D <br /> <br />REQUEST: <br /> <br />The applicant is requesting approval of a subdivision replat of <br />Coal Creek Filing No.3 (lots 96 - 139). <br /> <br />BACKGROUND: <br /> <br />Coal Creek Ranch Filing No. 3 was approved on February 6th 1990 <br />for a total of 140 single family detached homes at a density of <br />4.0 to 4.4 units per acre. The Subdivision Agreement executed on <br />April 20th defines filing No. 3 into four (4) phases. The appli- <br />cant is requesting to replat phase 4. <br /> <br />The replat will have the net affect of reducing by one the number <br />of approved lots while increasing lot frontages on st. Andrews <br />slightly. The replat changes the road alignment of st. Andrews <br />Lane at Troon Court which reduces lot depth for lots 121 - 125. <br />Lot area for these specific lots will not fall below 8800 square <br />feet. The proposed shift does not affect the alignment of st. <br />Andrews extended into the Health Park. <br /> <br />Per the subdivision agreement no building permits will be issued <br />in phase four prior to the completion of a formal secondary <br />access constructed on the Health Park property. As a condition of <br />subdivision approval a separate access agreement was executed <br />between Coal Creek Associates and the Rocky Mountain Adventist <br />Health Services (RMAHS). The agreement provides for the exten- <br />sion of st. Andrews Lane south on to health Park property and <br />across to So. 88th. Street. <br /> <br />1 <br />
