Staff Report of Facts and Issues:

Paul Wood stated that the request of the City of Louisville, as the applicant, is to rezone this
property with an Agricultural zone designation. The City of Louisville annexed the property
known as the Admor Parcel in March of 1997. Mr. Wood stated that the Agricultural Zoning, if
authorized, would be compatible with the terms and conditions of the Northwest Parkway IGA.
Mr. Wood gave the details of this matter as stated in the staff report. Staff is recommending
approval of Resolution No. 42, Series 1999.

Commission Questions:

Commissioner Solek asked what uses could be authorized in the City preservation area in the west
parcel.

Mr. Wood stated that the IGA and the Agricultural zone district are in agreement as currently
would hold in place one dwelling unit per 5 acres. The Agricultural zoning would be consistent in
terms of the density allocations in the Northwest Parkway Agreement of one dwelling unit per 5
acres.

Members of Public:

None.

Public Hearing Closed/Commission Comments:

Commissioner Solek asked what the proposed zoning should be in the resolution. Mr. Wood
stated that it should read in the Now, Therefore, clause: That the Planning Commission of the
City of Louisville, Colorado does hereby recommend approval of zoning for the Admor West
Parcel and the Admor East Parcel to City of Louisville Agriculture (A).

Motion made by Commissioner Lipton to approve Resolution No. 42, Series 1999, with the
change of inserting Agricultural before the word zoning in the title and inserting agriculture before
the word zoning in the second to the last line of the NOW, THEREFORE, BE IT RESOLVED.
Seconded by Betty Solek.

Roll Call Vote:
Tom McAvinew, Yes; Betty Solek, Yes; Jeffrey Lipton, Yes; Sarah Klahn, Yes,
Bill Boulet, Yes. Motion passes 5:0.

Staff Comments:

Paul Wood gave the Planning Commission the Industrial Design Guidelines and informed the
members that there will be a joint worksession on September 28, 1999, between City Council and

3
