Lot lA being the subject property. He reviewed the landscaping. Planning Commission requested <br />that the east property line be relocated 9' to the east which would eliminate six parking spaces <br />immediately to the east of the building elevation. The six parking spaces would be added to each row <br />from north to south and landscaping immediately adjacent to the east building. This would allow the <br />applicant to increase the landscaping and tree count along the east property line by three to four trees. <br />The applicant is aware that they will be six trees short of the 47 required by the Gateway Design <br />Guidelines. Resolution No. 47 had three conditions of approval. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Bill Avery, Adams-Avery, Ltd., 1380 Lawrence St., #870, Denver, Colorado 80204, engineers for <br />Ruby Tuesday, introduced Jason Sherrill of Jason-Christopher Design Group the landscape architect <br />for the project and Steve Gettleman, Jim Shipman, and Kathleen Kraeger, representing HSG the <br />major developer. He reviewed the landscape plan and architecture. He stated that this project, as <br />proposed (from beginning to end) in trying to keep with all of the guidelines, is $77,000 over budget. <br /> <br />Jim Shipman, Isaacson, Rosenbaurn, Woods, & Levie, 633 - 17th Street, Denver, Colorado, reviewed <br />the property line and need for adequate parking. He felt the "spirit" of the Design Guidelines had <br />been met with regard to landscaping. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Keany understood not having those six parking spaces, as they would be backing out into the <br />common access driveway. <br /> <br />Kathleen Kraeger, Traffic Engineer, 1390 Stuart Street, (no city mentioned), reviewed the traffic <br />circulation and parking. <br /> <br />Keany was concerned about the screening of rooftop mechanics. <br /> <br />Avery felt they would be adequately screen from Hwy. 36, as did Wood. <br /> <br />Howard preferred more trees and less shrubbery. <br /> <br />Avery stated that they could put in a couple more trees. <br /> <br />Sisk liked the parking being well above the minimum required. He preferred brick exterior over the <br />stucco. <br /> <br />Avery stated that cost was a factor in choosing stucco and brick did not fit into their advertising <br />campaign. <br /> <br />Sisk was concerned about the landscaping. <br /> <br /> <br />
