AND 9/30 WITH FULL <br />ORDINANCE) <br /> <br />Griffiths read by title only Ordinance No. 1165, Series 1995, "An ordinance annexing to the City of <br />Louisville, Colorado, the property located in the north half of Section 7, Township 1 South, Range <br />69 West, south of South Boulder Road and west of Washington AvenUe." <br /> <br />Paul Wood, Planning Director, reviewed both Ordinance No. 1165 and 1166. He stated that <br />Ordinance No. 1165 went before the Planning Commission on February 22, 1995. They approved <br />the annexation and zoning with the AO-T and SF-R zoning. The request for a Special Review Use <br />for a private horse stables was denied. Planning Commission specifically did not take any action to <br />approve any form of a preliminary PUD plan. He explained that the 70' wide Public Service right-of- <br />way, approximately .38 acres, is not a portion of either Parcel 1 or 2 of the annexation Plat. The <br />proposed total land dedication is 6.25 acres, with the majority being the open space between the <br />subdivision and South Boulder Road. He stated that Ordinance No. 1166 proposed to zone the <br />property, 6.68 acres as AO-T and approximately 22.79 acres as SF-R. The applicant was requesting <br />to amend Ordinance No. 1166, Series 1994, as approved on first reading by amending the residential <br />zoning from Restricted Rural Residential (RR-R) to Single Family - Rural (SF-R). <br /> <br />Davidson opened the public hearing on Ordinances No. 1165 and 1166, Series 1994, and called for <br />the applicant's presentation. <br /> <br />John Durham, Land Planner with the Norris Dullea Company, 243 East 19th Avenue, Denver, <br />Colorado, stated that City staff had suggested the SF-R zoning. He pointed out that the AO-T zoning <br />required 60% open space and they have exceeded that at approximately 62%. They have complied <br />with the 50' buffers and put a trail through the open space behind the office complex. Thirty-three <br />percent of the overall site is in open space. <br /> <br />James M. Commander, 1556 Washington Avenue (Hillsborough West), Louisville, Colorado, stated <br />that his development is impacted in every direction by development. He did not want to be impacted <br />by office development on South Boulder Road, causing Washington Avenue, Linden, and Kennedy <br />to become driveways for this project. <br /> <br />7 <br /> <br /> <br />
