Jim Leach, 500 North Star, Boulder, Colorado, representing <br />Wonderland Hill Development Company, stated that he would respond <br />to any questions. <br /> <br />Mayer: <br /> <br />How deep would the detention pond <br />be? <br /> <br />Leach: <br /> <br />It's like a foot - foot and a half. <br />It's basically a park area that in a <br />five (5) year flood could retain <br />some water before releasing it into <br />the street. <br /> <br />Mayer wondered where the snow storage areas are on the property. <br /> <br />Leach: <br /> <br />They're on people's property, the <br />area along side the private alley, <br />between the alley and the yards. <br />We'll probably push some to the end <br />in the guest parking and at the <br />other end. I don't anticipate the <br />snow storage to be a big issue, <br />because the alley is more like a <br />private drive. <br /> <br />Sisk wondered why the "cash in lieu of" payment was desired, rather <br />than the land dedication. <br /> <br />Leach: <br /> <br />The way it was presented to us was <br />that the City would prefer that, <br />because of the fact that we're using <br />outlot 1 as a retention area. The <br />real issue in my mind has always <br />been, because it's such a small area <br />and it doesn't make sense for the <br />City to maintain it. It's a better <br />deal, if it's part of the <br />Homeowner's Association. We would <br />much rather not pay the "cash in <br />lieu of" and give the City some of <br />this, but that hasn't been a real <br />viable option. <br /> <br />Wood: <br /> <br />The applicant's initial letter of <br />request did request a "cash in lieu <br />of." The applicant was advised that <br />the detention area could not be <br />accepted as "cash in lieu." Because <br />of Resolution 36, 23% of the ground <br />could not be dedicated as land <br />dedication. The City Parks <br />Department did not feel that that <br /> <br /> <br />
