There will be a grassy area <br />where kids could throw a ball. <br /> <br />Lathrop moved that Council approve Resolution No. 3, Series 1993, <br />West Pine Street Village Final PUD Development Plan and Plat, <br />subject to the eight (8) recommendations of the Planning <br />Commission. Motion <br />passed by a 7 - 0 vote. <br /> <br />RESOLUTION NO. 4, SERIES 1993 - FINAL PUD DEVELOPMENT PLAN FOR <br />LINCLAY MANAGEMENT - CABT~LABS <br /> <br />Paul Wood, Planning Director, stated that this will allow <br />construction of a two-story 42,612 sq. ft. office and research <br />facility on Lot 2, Block 1, Centennial Valley Business Park, Filing <br />No. 1. The business park was platted in 1986 and is zoned Planned <br />Community Zone District Commercial. The area of Lot 2 is 3.3 <br />acres. The main floor of the facility will be 22,870 sq. ft., <br />resulting in a footprint of 16%. The total combined sq. footage of <br />the building is 42,000 sq. ft., resulting in a floor area ratio of <br />.296, which is slightly in excess of the Centennial Valley <br />guideline of .27, but well below the maximum lot coverage of 40%. <br />The landscaped area on Lot 2 will be 54%, which is over and above <br />the minimum required of 25%. The total number of required parking <br />spaces for this, given a ratio of one (1) space for 300 sq. ft., is <br />142 spaces. He stated that the applicant is requesting <br />authorization to provide 81 improved parking spaces, based upon <br />their anticipated demand for the existing employees, future <br />anticipated employees, visitors, and a potential second building <br />tenant on the second floor. The final PUD also reflects a series <br />of eight (8) satellite dishes on the north property line, which <br />would actually be behind the building, as seen off of Centennial <br />Parkway. The dishes will be bermed and landscaped in order to <br />provide partial screening. The dishes are interlinked with the <br />research core of the facility on the main floor. He stated that it <br />was anticipated that there was already an existing subdivision <br />agreement in place for Business Park Filing No. 1, but there was no <br />final executed subdivision agreement for the Business park Filing <br />No. 1.
