RESOLUTION NO. 85 <br />SERIES 2015 <br />A RESOLUTION APPROVING A RESOLUTION RECOMMENDING APPROVAL OF A <br />REQUEST FOR A FINAL SUBDIVISION PLAT AND PLANNED UNIT DEVELOPMENT <br />(PUD) ALLOWING A MAXIMUM OF 449,948 SF FLEX/OFFICE DEVELOPMENT WITH <br />ASSOCIATED SITE IMPROVEMENTS WITHIN THE COLORADO TECHNOLOGY <br />CENTER (CTC) <br />WHEREAS, there has been submitted to the Louisville City Council an application <br />for approval of a resolution recommending approval of a request for a Final Subdivision <br />Plat and Planned Unit Development (PUD) allowing a maximum of 449,948 sf flex/office <br />development with associated site improvements within the Colorado Technology Center <br />(CTC); and <br />WHEREAS, the City Staff has reviewed the information submitted and found it <br />complies with Louisville Municipal Code — 17.28, 16.16.010, 16.16.050 and 16.16.060; and <br />WHEREAS, after a duly noticed public hearing on October 8, 2015, where evidence <br />and testimony were entered into the record, including the findings in the Louisville Planning <br />Commission Staff Report dated October 8, 2015, the Planning Commission recommended <br />approval of said PUD extension to the City Council without conditions; and <br />WHEREAS, City Council has reviewed the application, including the <br />recommendation of the Planning Commission, and finds that it complies with 17.28, <br />16.16.010, 16.16.050 and 16.16.060 of the Louisville Municipal Code; <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, <br />Colorado does hereby approve a resolution recommending approval of a request for a <br />Final Subdivision Plat and Planned Unit Development (PUD) allowing a maximum of <br />449,948 sf flex/office development with associated site improvements within the Colorado <br />Technology Center (CTC), with the following conditions: <br />1. Staff requests the applicant redesign the monument signs to comply with the <br />IDDSG in terms of height. The modification shall be reflected on the PUD prior to <br />submittal to City Council. <br />2. The applicant shall provide an appraisal of the property to determine the 12% public <br />land dedication amount at time of the drafting of the subdivision agreement. <br />3. Staff requests the applicant comply with the fire hydrant placement in Alternative #1, <br />established by the Fire Marshall, prior to City Council submittal. <br />4. The applicant is required to provide a shared parking agreement for Lot 3 if Lot 3 <br />develops an exclusive office use prior to issuance of a Certificate of Occupancy for <br />a tenant finish. <br />5. The applicant must comply with the August 26, 2015 Public Works memo prior to <br />recordation. <br />
