project is 370 units which further reduces the <br />number of students and is extremely beneficial. <br />Williamson explained that this General Development <br />Plan Amendment to Centennial Valley and the Homart <br />Land Trade and the Biella Land Trade are all <br />contingent on the Coal Creek annexation proceeding. <br />The documents can be approved tonight because if the <br />Coal Creek annexation is not approved the action on <br />these three Agreements expire by their own terms. <br />Hundley explained that. until the final golf course <br />design is brought to Council, it is difficult to say <br />exactly how many acres are going to be required. <br />The commitment that Homart has made is 16 acres and <br />have indicated that if a couple more acres are <br />needed to get the golf in, they would be agreeable <br />to considering it. <br />Dave Stahl of Homart Development Co. clarified that <br />this amendment to the Homart's General Development <br />Plan changes the designation, the use category, of <br />16 acres of Parcel Q from residential to open space <br />and 14 acres in Parcel S3 from open space to <br />commercial. <br />Szymanski moved and Carnival seconded to amend <br />Centennial Valley General Development Plan with the <br />condition that the Land Trade Agreement and the Use <br />and Design Guidelines be a condition of this <br />approval. The motion passed 5-0. <br />APPROVAL OF HOMART AGREEMENT - LAND TRADE FOR <br />GOLF COURSE Hundley explained that as part of the process of <br />putting land together for the golf course, the City <br />and Homart are entering into a land trade agreement. <br />In exchange for 16-18 acres of land in Parcel Q, the <br />City will give Homart approximately 12-14 acres in <br />Parcel 53. This Agreement lays out the <br />understanding between the two parties as to Homart's <br />intent and the City's intent, contingent on the Coal <br />Creek annexation and the golf course development. <br />Szymanski moved and Scarpella seconded to approve <br />the land trade agreement with Homart. The motion <br />was approved 5-0. <br />APPROVAL OF BIELLA AGREEMENT - LAND TRADE FOR <br />GOLF COURSE Hundley explained that as part of the process of <br />putting land together for the golf course, <br />approximately 14 acres are needed from the Biella <br />property. Once again, this Agreement also lays out <br />the understanding between the City and Dick Biella <br />and assumes part of the dedication requirements of <br />3.5 acres from George Menkick.
