Planning Commission <br />Staff Report <br />March 10, 2016 <br />SUMMARY: <br />The applicant, North End Market LLC, has submitted a request for a general <br />development plan (GDP) amendment, final plat, and final planned unit development <br />(PUD) to develop a 4.55 acre parcel in the North End subdivision. If approved, this <br />development would allow up to 65 residential units (31 age restricted for 55 years and <br />older) and 40,000 square feet of retail and office space on the parcel. <br />PROPOSAL: <br />GDP Amendment <br />The original North End General Development Plan was approved on December 19, 2006 <br />by Ordinance No. 1505, Series 2006, and allowed 350 residential units and 65,650 SF of <br />commercial space. The commercial use was all in Planning Area 1, roughly equivalent <br />to the parcel in question. A first amendment was approved in May, 2010, reallocating <br />some of the residential units, including putting 12 units in Planning Area 1.
