3. Newbold Property (Parcel N.3) <br />Property Features: Approximately 9 acres. Adjacent to CTC Open Space and includes Coal Creek <br />riparian corridor. <br />Property Goals: Protect Coal Creek riparian corridor and create larger contiguous acreage when <br />combined with the CTC Open Space property. If N.2 and N.3 are both acquired, consider <br />realigning Coal Creek trail so that it is not adjacent to the road right-of-way and fenced in. <br />Increase habitat health and protect diversity. <br />OSAB Recommendation: Fee simple acquisition. Continue to list as an OSAB top priority on the <br />annual acquisition request to Boulder County. Boulder County has stated that they will consider <br />pursuing this purchase in partnership with Louisville if the opportunity becomes available. <br />4. Phillips 66 (Parcel A.2) <br />Property Features: Approximately 88 acres, stock pond. <br />Property Goal: Grassland restoration and trail access. Habitat restoration. Protection of view <br />shed. Increase habitat health and protect bio diversity. Buffer. Preserve riparian zone. <br />OSAB Recommendation: Fee simple acquisition. Evaluate potential partnership opportunities <br />with Boulder and Broomfield Counties. OSAB recognizes that this property is zoned as "Planned <br />Commercial" and if developed, OSAB recommends the purchase of 30+ contiguous acres (on <br />one of the three parcels (A, A.1, or A.2) and a trail corridor for public access. <br />5. Phillips 66 (Parcel A.1) <br />Property Feature: Approximately 77 acres <br />Property Goals: Grassland restoration and trail access. Habitat restoration. Protection of view <br />shed.
