Phare told them that they could use Louisville's dollar <br />amount as a maximum with no less than 2.5 c.f.s., if they could get <br />enough participants to proceed with the project at that dollar <br />amount. Phare stated that they will take no formal action until <br />Friday at the earliest., possibly not until the November meeting. <br /> <br />RESOLUTION NO. 59, SERIES 1992 - FINAL SUBDIVISION PLAT - RIDGEVIEW <br />ESTATES <br /> <br />John Franklin, Community Development Director, commented that the <br />property is approximately 29 acres in size, located south of South <br />Boulder Road at approximately Eisenhower Drive extended. The <br />applicant is Sheffield Homes. The request would involve a Plat for <br />between 66 and 68 single family detached lots. He asked that City <br />Council make part of the record of this proceeding all public <br />documents in the files of the Community Development Department <br />related to the proposed Ridgeview Estates Subdivision, including <br />the preliminary and the proposed final Plat, related documents <br />filed by the applicant, the minutes of the Planning Commission <br />hearings and meetings on the proposed subdivision, documents <br />adopted by the Planning Commission in relation to the proposed <br />subdivision, documents presented to the Council with Council's <br />information packets for this meeting, including the staff reports <br />and attachments, the City zoning ordinance, subdivision ordinance, <br />and Comprehensive Plan. <br /> <br />Davidson: <br /> <br />So ordered. <br /> <br />Franklin stated that Sheffield Homes appeared before Planning <br />Commission and after two (2) meetings voted 7-0 to adopt a <br />resolution recommending approval with many conditions (SEE <br />ATTACHED). Council would need to consider incorporation of those, <br />if they chose to move forward with the subdivision. He stated that <br />the applicant agreed to comply with the Conditions as listed. In <br />compliance with some of the conditions the applicant had submitted <br />a cross section sketch and a proposed revised plat, which would <br />implement the direction that the Planning Commission gave the <br />applicant and their recommendation with regard to the parks and <br />open space issue. The information was contained in Council's <br />packet. <br /> <br />Susan Griffiths, City Attorney, explained that the proposed <br />development of Ridgeview Estates is different from other <br />residential development proposals that the Council has reviewed in <br />recent months, since it involves only a subdivision plat and not a <br />PUD. She stated that the zoning of the property permits <br />residential development. The question before the Council was <br />whether the subdivision plat can be approved under the applicable <br />City subdivision regulations and State law.
