GENERAL NOTES <br />1. Per Louisville Landscape Design Regulations - Section 5 the following shall apply: <br />2. Plant material has been selected from City's recommended plant list. <br />3. Plants have been selected to provide a variety of year-round color and screening. <br />4. All sod areas shall be separated from shrub bed areas by 3/8" steel edger <br />5. Grass sod and seed are specified below. <br />6. All shrub bed areas shall be over rock or pole peeling mulch and filter fabric (see drawing). <br />7.1 Tree per 40 linear feet of public street frontage provided. <br />8.1 tree per 40 linear feet of street frontage within 10' outside the sidewalk, internal to the <br />site. <br />9. Parking Tots shall be buffered when adjacent to roadways. <br />10. A variety of juniper species shall be used when junipers are used to provide a buffer. <br />11. Thirty foot sight triangles shall apply where drives intersect public road. <br />12. Shrubs within the sight triangles shall be under 30" in height. <br />13. Landscaping within public easements shall be limited to shrubs, ground covers, and small <br />ornamentals. <br />14. Zoned planting schemes shall group similar varieties of plants that are drought and <br />disease tolerant. <br />15. Heavily mulched planting beds (minimum 3" deep) shall aid in retaining moisture. <br />16. Organic soil amendment of 3 yards per 1,000 sf shall be applied in sod areas. <br />17. An automatic sprinkler system shall be installed throughout. Flower beds to be watered <br />with micro -spray. Shrub beds to be drip irrigated. Sod areas to be irrigated with pop-up <br />spray heads or small rotors. <br />18. Screening of meters, transformers and service areas is required. <br />19. Shade trees to be 2" to 2-1/2" caliper. Ornamental trees to be 2" caliper with occasional <br />1-1/2" tree clumps. Evergreens to be 6' to 8' ht. Deciduous and evergreen shrubs to be 5 <br />gallon containers. Ornamental grasses and ground cover containers to vary. Grass seed and <br />sod to be specified. <br />20. The irrigation system and components shall be reviewed and approved by the City prior to <br />installation of the system. <br />21. Construction shall conform to all applicable state and local codes and regulations. <br />22. Contractor to contact the utility notification center of Colorado before digging, including <br />but not limited to, trenching, shrub and tree planting pits. <br />23. Verify all conditions at the job site and notify Landscape Architect and owners <br />representative immediately of any dimensional errors, omissions or discrepancies prior to <br />any demolition or construction. <br />Landscape Notes: <br />1. All new landscape and irrigation shall be under warranty for a period of (1) one year. All <br />landscape and irrigation maintenance shall be the responsibility of the owner for (1) one <br />year after construction acceptance is provided in writing. <br />2. Plant material and bed locations to be staked by the landscape contractor for review by the <br />owner's representative or landscape architect. All adjustments shall be made by the <br />contractor. The contractor shall not dig plant pits until locations are approved. <br />3. All new landscape areas shall be irrigated by a commercial grade, fully automatic <br />underground irrigation system. <br />4. All plant material shall meet or exceed current American Standard for Nursery Stock <br />ANSIZ60.1 and the Colorado Nursery Act and accompanying rule and regulations. <br />5. Trunk -wrap tape: two layers of crinkled paper cemented together with bituminous <br />material, 4 inches (102mm) wide min., as requested by Landscape Architect. <br />6. Wrapping tree trunks: Wrap trees with trunk -wrap tape. Start at base of trunk and spiral <br />cover trunk to height of first branches. Overlap wrap, exposing half the width and securely <br />attach without causing girdling. Do not use staples. Inspect tree trunks for injury, improper <br />pruning, and insect infestation and take corrective measures required before wrapping. Do <br />not wrap rough bark, populus or gleditsia trees. Remove wrap in spring. <br />a. No tree shall be wrapped after May 21 or before November 1. <br />b. All deciduous trees shall be wrapped by November 15. Remove tree wrap by May 15. <br />c. Contractor shall be responsible for wrapping and unwrapping trees during the <br />warranty period. <br />7. Fiber mulch at planting beds: Organic mulch free from deleterious materials and suitable as <br />a top dressing of trees and shrubs, consisting of shredded cedar or Aspen Pole Peeling not <br />larger than four (4) inches in length. <br />Soil Conditioner: <br />1. Composted material shall be certified as "Class 1 Compost" and consist of an organic <br />product containing a mixture of well rotted / composted cow or sheep manure and or <br />composted Aspen humus or wood residue or approved equal. The PH after composting <br />shall be between 6.0 and 7.8 with dry organic matter content of not less than 30% and <br />soluble salts not greater than 5 mmhos / cm. Certification must be provided to prove the <br />product has gone through this process. <br />2. Site to be cultivated to a depth of 4" to free of debris over 1.5" in diameter. The "Class 1 <br />Compost " is to be applied uniformly at a rate of 4 cubic yards per 1,000 square feet along <br />with a complete starter fertilizer. <br />3. Finish grade to be on an even plane with all sidewalks, curbs, or borders. Slopes will not be <br />greater than four horizontal to one vertical (4:1) for all seeded or sodded areas without <br />approval from the Landscape Architect or owners representative. <br />Tree Pit Backfill Material: <br />1. The plant pit backfill material shall consist of the following, thoroughly mixed: <br />a. Soil originally excavated from the pit (two thirds proportion of total mix) <br />b. Compost material as specified (one third proportion of the total mix) <br />Soil Preparation In Turf Grass Areas: Topsoil <br />1. Apply amendments at the following rates: <br />a. Soil conditioner: 4 cubic yards per 1,000 square feet. <br />b. After applying soil conditioner and fertilizer, thoroughly till area to depth of 4" <br />minimum by tilling or disking until soil is well pulverized and thoroughly mixed. <br />c. Irrigated turf to be 100% fescue mix and 90 / 10 Fescue / Bluegrass blend. <br />Crusher Fines Trail <br />May be constructed in conjunction with Building Two Construction (To be Determined). If <br />included trail shall be 5' to 7' wide and laid to a depth of 4 to 5 inches. Soil to be analyzed to <br />determine need for geotextile underneath. Drainage to be analyzed to insure run off and <br />determine if trail needs to be raised slightly. Prior to construction, Contractor to confer with <br />Landscape Architect to determine ideal particle size. <br />Native Seed Areas <br />Native seed areas shall be a mixture of 70% Bowie Buffalograss (Turf Type) and 30% Blue <br />Grama. /Seeding Rate: 3 - 4 lbs/1000 cubic feet. Germinates in 21 to 28 days, but may need to <br />re -seed some areas again in 6 months. <br />Detention Pond Seed Mix <br />(4%/9# Buffalograss "Texoka", 39%/6# Blue Grama "Hachita", 18%/6# Switchgrass "Blackwell", <br />4%/5# Western Wheatgrass "Barton", 14%/1# Sand Dropseed "Reliable", 14%/3# Inland <br />Saltgrass "Native", 7%/5# Prairie Cordgrass "Native".) Where persistent water is expected (the <br />lowest area of the detention pond) the following adjustments will need to be made as needed: <br />(1.4%/4# Wooly Sedge "Native", 2.3%/4# Nebraska Sedge "Native", 53.1%/4# Baltic Rush <br />"Native", 19.4%/1# Louisiana Sage "Artemsia Ludoviciana", 5.2%/3# Aster "Native", 0.3%/2# <br />Swamp Milkweed "Asciepias Incarnata", 6.0%/3# Wild Bergamont "Monarda Fistutosa", <br />12.0%/1# Yarrow "Archillea Millefolium".
