Settlement sheets f'ar the clasing; shall. be furnished by Seller to the .Purchaser at least <br />three wanking days before the date set fear clasing. Costs and fees for real estate clasing and settlLment <br />services shall be paid at clasing; fifty perec;nt by Seller and fifty percent by :Purchaser. <br />10. Any encumibrance required to be paid by Seller shall be paid. at or before flee time of <br />clasing; tram the proceeds ol'this transac;tian ar .from any other source. <br />11. At the time of closing and upon 'ttrchaser's compliance with the terms and provisions <br />of'_this Contract, Seller shall deliver: <br />a. An upeiate of the title commitment, at Purchaser's expense, showing title to the <br />Property to be subject only to the permitted exceptions deterrr-inc:d by Paragpaphs 5-7, above; <br />c. A certification drat the n:prc:st;ntatians and warranties of Seller pwsuant to Paragraph <br />l6 continue to be true and correct as ofthe date of'closin~;; and. <br />g. Seller's closing casts and any t:-ther dacumerrts required by this Contract to be delivered <br />by Seller to the title company or reasonably recguirr;d by :Purchaser or the title company in <br />connection lrtreivith. <br />12.
