City's Laws and Regulations <br />The District shall be subject to and shall comply with all applicable provisions of the City's <br />Charter, municipal code, rules, regulations, engineering specifications, standards and policies, <br />including City requirements that must be met before improvements are accepted by the City <br />(collectively,"City Policy"). <br />H. Dedication of Improvements <br />The Land Owner or the District shall, in accordance with City Policy, dedicate to the City, or <br />cause to be dedicated on its behalf, all Public Improvements and other facilities and improvements <br />required to be dedicated to the City pursuant to the PUD, GDP, Plat, and documents approved by the <br />City ("City-Approved Plans"), including but not limited to street improvements, water system <br />improvements, sanitary sewer system improvements, drainage facilities, trails, public lands, parks, <br />and open space, free and clear of all liens and encumbrances. <br />The District shall at no expense to the City transfer to the City allrights-of--way, fee interests <br />and easements that the City determines are necessary for access to and operation and maintenance of <br />the Public Improvements, consistent with the City-Approved Plans and to the extent such interests <br />have not been acquired by the City through the subdivision and development plan process for the <br />Takoda Development. Following final acc;eptance of the Public Improvements, the City shall own, <br />operate and maintain said Improvements. In the event that the City determines that Public <br />Improvements have been constructed in accordance with City Policy, an initial acceptance letter <br />shall be issued by the City specifying that. the Public Improvements dedicated to the City shall be <br />
