5/:L5/84 Page -2- <br />are a small manufacturing company that <br />makes Colorado gold and silver jewelry <br />which is distributed to approximately <br />250 retail outlets in the State of Colorado. <br />ThE.ir company would very much like to re- <br />locate their company from Boulder to the <br />Louisville area. They had just taken an <br />option on a parcel of land and he wished <br />to find out if Council had an interest in <br />their company before they proceed. The <br />Hewitt's own the property which is on 96th <br />Street. Vimar Corp. would like to pur- <br />chase that property and have it annexed <br />to the City of Louisville; and rezoned as <br />lic~ht industrial. They had spoken with the <br />City Planner and he indicated that this <br />use and park area would be appropriate for <br />the land. It was Mr. Hickey's understanding <br />that the Council had set some limitations <br />as to where they would like a channel of <br />development in and around the City of Louis- <br />vi:Lle. They were looking for a parcel of <br />land that they could afford. They are in <br />the same position as many of the other <br />small businesses in Boulder that are not <br />high tech. It is very difficult to find <br />land that small growing companies can afford. <br />The low end of things is in the Louisville <br />area and the Colorado Tech Center is asking <br />$2.00 a square foot. Vimar Corp. felt that <br />they would be unable to stay in Boulder <br />County because their main competition works <br />out of South Dakota, where they make Black <br />Hills gold jewelry, which is somewhat similar ~o <br />the Colorado gold jewelry and have land <br />prices at a fraction of what it is in Boulder. <br />Vimar Corp. would propose to build a low <br />density center on the Hewitt property for <br />light manufacturing and they had talked with <br />other small businesses in Boulder that are <br />interested in doing this. The center would <br />be of high quality, low density space for <br />small companies. Presently Vimar Corp. <br />has a half-million in sales and have been <br />in business for 7 years. They are a non- <br />polluting company to the air or water. <br />Mr. Hickey wanted Council's feeling as to <br />whether they would be ~nw~Q~ent_,9pgQSition <br />to the proposal; if there would be encourage- <br />ment; if Council would give support to a <br />company such as theirs to proceed.
