SUBJECT: DESIGN GUIDELINES UPDATE AND POLICY GUIDANCE <br />DATE: JUNE 12, 2018 <br />PAGE 13 OF 16 <br />The Century Park Office Center is zoned Business Office (BO) which permits structures <br />to be 40 -feet in height. The existing buildings along McCaslin located on properties <br />zoned BO are all one and two stories. The buildings in this zoning district which are not <br />directly adjacent to McCaslin are also a mix a one and two story buildings. With the BO <br />zoning allowing buildings to be constructed up to 40 -feet, Staff requests Council's <br />direction in regards to the appropriate height of structures in this area. Thus, under the current CDDSG, where <br />three story buildings are permitted by the Small Area Plans, the building height is limited <br />by the specified height in the CDDSG and the underlying zoning district. Thus, in most <br />areas, a three story building would need to be designed to be no taller than the 35 -foot <br />height maximum. However, with current trends in architecture, building three stories <br />within a 35 -foot height maximum could pose some architectural challenges or <br />limitations. It is not to say that it cannot be accomplished, but most likely, the building <br />would be designed with a flat roof and lower floor plates, than the market currently <br />desires, especially at the ground floor where retail is desired. <br />CITY COUNCIL COMMUNICATION <br />14 <br />
