Councilmember Keany asked if there is a hybrid office/industrial <br />product that would work in Centennial Valley. Director DeJong stated there are some <br />office flex type buildings that are meeting the need d of small assembly type spaces. <br />Councilmember Keany noted there are lots of small holes that are vacant in our retail <br />spaces. He wonders why, is it not viable, are there landlord issues, is it location, do the <br />sites need up grading, etc. How do we market those or help market those? Director <br />DeJong stated we don't have a lot of vacancies, but there are some long standing <br />property owners who are happy to leave spaces empty rather than lower rates. There is <br />usually more than one issue with those empty spaces (location, parking, rents, access <br />etc.) They are transitioning albeit slowly and are being occupied. <br />Mayor Pro Tem Lipton agreed we need to communicate positive things more such as <br />fees in particular. We don't tell that story well. <br />Mayor Muckle added it is sometimes ok to have some vacancies available for future <br />uses that we don't anticipate now. <br />City Manager Balser stated staff will take the feedback and follow up with Council. <br />CITY ATTORNEY'S REPORT <br />Attorney Light stated the amicus brief was filed in the Martinez case.
