Generally, maximum lot coverage allowances decrease as minimum lot sizes increase <br />across the residential zone districts in the City. Not including decks, the <br />average lot coverage for the neighborhood is 27.6%, and ranges from 15.4% to 39.5% <br />REVIEW CRITERIA: <br />The BOA has authority to grant or deny a variance request based on the review criteria <br />found in Municipal Code Sections 17.48.110.B.1-6. The applicant has provided a written <br />analysis of the variance criteria (see attached Application Materials). Following is staff's <br />analysis of the criteria with recommended findings on each. <br />1. That there are unique physical circumstances or conditions such as irregularity, <br />narrowness or shallowness of lot, or exceptional topographical or other physical <br />conditions peculiar to the affected property. <br />Staff finds the unique physical circumstance is that the subject lot is 3,744 square feet <br />smaller than the minimum required lot size of 12,000 square feet. If the subject property <br />were 12,000 square feet in size, rather than 8,256 square feet, the resulting lot coverage of <br />2,242 square feet from this request would be 18.7%, which complies with the 20% maximum <br />lot coverage in the RE zone district. Generally, in the LMC, as minimum lot sizes get smaller, <br />maximum lot coverage allowances increase. In this case, the maximum lot coverage is <br />6 <br />
