RESOLUTION NO. 06 <br />SERIES 2017 <br />A RESOLUTION RECOMMENDING APPROVAL OF A FINAL PLANNED UNIT <br />DEVELOPMENT (PUD) TO ALLOW FOR A 40,383 SQUARE FOOT FLEX BUILDING <br />ON A 3.64 ACRE PROPERTY ZONED INDUSTRIAL (LOT 1, BLOCK 1, THE PARK <br />AND CTC) <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for approval of a Final Planned Unit Development (PUD) to allow for a 40,383 <br />square foot flex building on a 3.64 acre property zoned Industrial at Lot 1, Block 1, The <br />Park at CTC; and, <br />WHEREAS, the City Staff has reviewed the information submitted and found that, <br />subject to conditions, the application complies with the Louisville zoning and subdivision <br />regulations and other applicable sections of the Louisville Municipal Code; and; <br />WHEREAS, the Planning Commission has considered the application at a duly <br />noticed public hearing on February 9, 2017, where evidence and testimony were <br />entered into the record, including the findings in the Louisville Planning Commission <br />Staff Report dated February 9, 2017. <br />NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the City of <br />Louisville, Colorado does hereby recommend approval a Final Planned Unit <br />Development (PUD) to allow for a 40,383 square foot flex building on a 3.64 acre <br />property zoned Industrial at Lot 1, Block 1, The Park at CTC with the following <br />conditions: <br />1. Prior to acceptance of constructed improvements for the site, 4-foot wide <br />maintenance easement for the sidewalk adjacent to the west right-of-way line of <br />Dogwood Street shall be recorded. <br />2. Prior to City Council approval, the plans shall revised to demonstrate compliance <br />with the turning radii requirements of the Louisville Fire Protection District <br />(LFPD). <br />3.
