Zoning Variance Request
Creel E. Kerss
Criteria(cont.)
5. That the variance, ifgranted, will not alter the essential character
of the neighborhood or district in which the property is located,
nor substantially or pe.:•manently impair the appropriate use or
development of\adjacent property:
My intent is to build a new urban farm style or craftsmen style home on the 42 x
150' lot as a personal residence. I also plan to retain ownership of the existing
home and property. The existing property is surrounded on south side and west
side by neighbor's back yards on the north side the existing residence is within
legal setbacks from my neighbors side yard and the front of property (east)
bordered by Roosevelt Ave. and the City Park across the street. This should help
to afford privacy for all neighbors.
6. That the variance, ifgranted, is a minimum variance that will
afford relief and is the €east modification possible of the provisions
of this title (Louisville Toning Code):
The proposed residences will meet all zoning requirements with enough room to
allow privacy for each residence and the surrounding neighbors.
The variance, that will afford relief and is the least modification possible to allow
the (2) residences be located on the existing lots involved. This re-platting size is
normal for the OTO neighborhood and will allow 2 residences to fit in nicely with
the neighbors.
