PUBLIC COMMENTS ON ITEMS NOT ON THE AGENDA <br /> <br />NONE <br /> <br />COUNCIL INFORMATIONAL COMMENTS ON PERTINENT ITEMS <br /> NOT ON THE AGENDA <br /> <br />NONE <br /> <br />REGULAR BUSINESS <br /> <br />RESOLUTION NO. :39, SERIES 1997 - APPROVING A FINAL PUD DEVELOPMENT <br />PLAN FOR ETKIN EQUITIES, LLC <br /> <br />Ken Johnstone, Planner II, Acting Planning Director, stated that the applicant proposed to construct <br />a speculative, 78,000 s.f. single-story office, warehouse and light manufacturing facility having varied <br />portions of warehouse, office, research and development or light manufacturing space. The PUD <br />proposed to construct over three existing lots, Lots 10, 11, and 12, located on the west side of the <br />north section of South Taylor Avenue and have a combined area of 5.86 acres. Bike racks were <br />proposed at one per 20 parking spaces at the front building entries. Parking was proposed at 187 <br />(higher than Code-132 required). Concrete tilt-up wall panels were proposed as the building material <br />with building height at 31'. The proposal had been revised to meet the minimum 25% landscape open <br />space requirement. Two monument project identification signs are proposed, one along each street <br />frontage. The signs will be 5' x 12' with a maximum sign face area of 33 s.f. illuminated with ground <br />mounted lights. Lighting was proposed in three designs: 1) parking lot pole heights with a 250 watt <br />metal halide cut offfixture on a 20' pole, plus a 2' base; 2) wall-pack lighting in the rear loading area <br />with 250 watt cut-offfixtures; 3) pedestrian bollard lighting along the east building elevation. A <br />photometric plan had been submitted. Staff reviewed and approved the plan. The project was in <br />compliance with all recommendations of the Planning Commission. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Jim Vasbinder, Etkin Equities, LLC, was there to answer any questions. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Mayer was concerned with what would happen with Pierce Avenue, since there is no revised Plat and <br />PUD for the northern section of CTC. <br /> <br />Lathrop felt they were asking for sidewalks that may go outside of established easements. He <br />wondered if this would be a detriment to the applicant? <br /> <br /> <br />
