<br />925 Jefferson Avenue – South Elevation, proposed <br /> <br /> <br />The applicant is also requesting to modify the following on the existing structure: <br /> Raise the house in place and install a new foundation and crawl space; <br /> Reinforce and support the existing floor and roof framing; <br /> Deconstruct and rehabilitate the wraparound front porch (save and reuse existing <br />posts and ornamental trim); <br /> Mechanical and electrical demolition and re-installation of new systems per current <br />codes; <br /> Re-grading for proper drainage; <br /> On the front façade: <br />o Remove and relocate the existing front door to the southeast corner of the <br />house (match design of existing non-conforming front door); <br />o Remove the replacement windows and replace with doors; <br />o Rebuild and expand the width of the front porch; <br /> Remove the rear addition to the house (circa 1957) and replace with a modern <br />addition with a larger footprint. <br /> <br />ALTERATION CERTIFICATE CRITERIA AND STANDARDS ANALYSIS: <br />Sec. 15.36.120. - Criteria to review an alteration certificate. <br />A. The commission shall issue an alteration certificate for any proposed work on a designated <br />historical site or district only if the proposed work would not detrimentally alter, destroy or <br />adversely affect any architectural or landscape feature which contributes to its original historical <br />designation. <br /> <br />B. The commission must find the proposed alteration to be visually compatible with <br />designated historic structures located on the property in terms of design, finish, material, scale, <br />mass and height. When the subject site is in an historic district, the commission must also find <br />that the proposed alteration is visually compatible with characteristics that define the district. For <br />the purposes of this chapter, the term "compatible" shall mean consistent with, harmonious with, <br />or enhancing to the mixture of complementary architectural styles, either of the architecture of <br />an individual structure or the character of the surrounding structures. <br /> <br /> <br /> <br /> <br /> <br />Historic structure New construction
