Continuing in the handout I presented to you, please look at page 3, <br />which is a typical FedEx ground facility similar to those are located in major metropolitan areas <br />throughout the world. There are probably over 200 of these facilities. Their facilities are Spartan <br />in design; a metal building with a metal roof. It is very efficient but Spartan. I acknowledge 100% <br />that when we rezoned this property from commercial zoning to industrial zoning, we as the <br />property owner and applicant agreed to provide a project that was above the IDDSG. This <br />building is a large facility for industrial users. FedEx will use it as a van facility far beyond <br />Boulder. It will handle the northern environs of Denver, Thornton, the majority of Boulder <br />County, and Weld County. They deliver by zip code, not by city. It is sized about 75% larger <br />than their current facility which is located in the City of Boulder, and gives them opportunity for <br />growth. It will employ upwards of 170 employees during the day with shifts related to AM and <br />PM. During peak periods such as the holiday season, the staffing can grow to 250 people. They <br />are a worldwide company and look at operation efficiencies. The majority of this building is their <br />package handling. The vans pull inside and conveyors automatically handle, load, and unload. <br />There is a caster deck which handles large containers. They will have a truck maintenance <br />facility for their vehicles at the southwest corner. The majority of the western portion is staff <br />support, offices, and customer service. <br />We think the buildings we have constructed in the CTC in the recent past surpass and exceed <br />minimum standards. We have added metal panels to the northwest and northeast corners. <br />None of our other buildings in the Front Range have metal panels. We have utilized a form liner <br />at specific areas. The impact of a form liner is it creates a different texture, profile, and shading, <br />and takes paint differently than the rest of the panel. It looks dramatically different and we will <br />use a different color to accent them. We also have increased the amount of glass which will <br />have a positive impact on a tenant's well-being, operation, efficiency, and natural light. It is one <br />of the reasons that none of our buildings are vacant. We have added glass to all the doors. We <br />have punched windows along the purple band which is FedEx's color. We have started to use <br />those in the CTC, but they will be on all four elevations in this facility. There will be metal <br />canopies over the main entrance. The canopy element will be over every pedestrian access <br />door coming into the building. There is a subtle amount of square footage between our original <br />application and tonight's presentation. The building increased 500 to 600 SF. It was in response <br />to Staff's comment about additional articulation so we created more articulation by bumping the <br />building out. There is articulation in the vertical side and the parapets indent. Is it above the <br />IDDSG? I think it is more in response to Staff's comments. <br />We have continued our design efforts, started in 1998 at CTC. There are no switch gear or <br />electrical panels on the outside. Excel transformer is on the outside but all electrical panels are <br />inside. No maintenance issue or eyesore. We continue our efforts to not paint the outside with <br />flat paint. We texture the panel with a propriety product made by Sherwin Williams and/or Tex - <br />Cote, so it gives an impact and positive feel as you look at the building. This is above the <br />IDDSG and not required. We also continue to utilize the concrete tilt -up panel because it is <br />efficient, cost effective, and a product that we can mold and utilize to our best efforts. We break <br />the panels up at joints and do reveal patterns. We also use multiple color schemes to help <br />differentiate areas and break up the long masses. <br />
