&.4 <br />■a■ <br />726A Tenacity Drive <br />Prospect New Town <br />Longmont, CO 80504 <br />January 15, 2021 <br />Manning Residence <br />832 Parkview Street <br />Louisville, CO 80027 <br />The original project scope was intended to be a whole house renovation and addition, <br />however, after meeting with two different contractors, it became apparent that <br />mitigating the problems associated with the home would be cost prohibitive. <br />As with many of the older homes and neighborhoods, surface drainage was never <br />addressed. Over the years and probably decades, the foundation has been subject to <br />constant wetting, resulting in damaging flooding and settling issues. The basement, <br />which includes the two children's bedrooms, floods with every heavy rain. The <br />foundation is continuously damp resulting in recently updated finishes peeling off the <br />walls. There is fear that significant mold exists which is concerning to a family with <br />asthma and auto -immune issues. Because the existing home is only 22" away from the <br />west property line, it makes it impossible to regrade the property to get proper surface <br />drainage away from the home. <br />The basement crawl space was dug out at some point to include the now finished <br />basement. The ceiling height is only 6'-6" high which is non -conforming, and the <br />bedroom windows do not meet the egress requirements. Again, because of the <br />proximity of the house to the west property line, enlarging the basement windows and <br />window wells is not possible. Raising the house or digging out the basement floor to <br />achieve a taller ceiling would be cost prohibitive. The existing stairs to the basement are <br />unsafe and do not meet code. <br />Because of the poor drainage, the foundation has shifted, resulting in the exterior doors <br />and windows to stick and oftentimes are impossible to force open. <br />
