On the main floor, cracks and actual holes are appearing in the wood floor, and a large
bump/bowed area has appeared in the floor. There is a constant damp/mold odor
throughout the home.
The kitchen was renovated a few years ago in anticipation of the future whole house
renovation. The contractor at the time discovered live wires concealed in the walls and
suggested the wiring for the entire house would need to be replaced.
All the sinks in the house and one of the toilets constantly back up, so it is likely the
main sewer line is damaged and will need to be replaced.
There is an existing brick chimney running through the middle of the home which
continues to move. It is currently almost 10 degrees out of plumb.
The front porch is the only remaining original feature of the home, however, it at some
point has been enclosed and turned into a sunroom. The attic space, prior to the
current owners, was turned into a master bedroom with a new dormer added to the
west side off the house. The space is open to the main floor living area and includes a
non -conforming stair for access. The original clapboard siding and wood windows have
been replaced with vinyl siding and vinyl windows.
The homeowners absolutely intended to work with the existing structure, but have
determined the costs to regrade the property, shore up the existing foundation, bring
the home up to code, and addressing the ceiling height in the basement along with a
renovation and addition would be cost prohibitive versus building new.
