SRUE-BAUKOL <br />CAPITAL PARTNERS <br />January 22, 2021 <br />VIA: EMAIL <br />Mr. Nathan Mosley <br />Director of Parks, Recreation & Open Space <br />RE: ConocoPhillips Campus GDP 1" Amendment, Resubmittal <br />Redtail Ridge Master Plan ("Site", "Project, "Property") <br />Dear Mr. Mosley, <br />We appreciate the opportunity to present our revamped proposal for the Parks and Public Landscaping <br />Advisory Board as well as the Open Space Advisory Board. <br />The public response to our prior submittal through Planning Commission and City Council hearings was <br />astounding. The invaluable feedback and input from community members and the City's representatives <br />has greatly informed Brue Baukol Capital Partners' ("BBCP") new development program. <br />Redtail Ridge is re -envisioned as a commercial hub for the City of Louisville that marries the Site's <br />historic corporate employment and the fiscal need for additional commercial tax base with office, <br />research and development, industrial and retail uses - all while also incorporating the much -desired <br />public amenities in the form of open space, trails and parks. <br />Consistent with the Comp Plan, the new proposal is 3.1 million square feet and is comprised of: <br />• Corporate Campuses <br />• Ancillary Office Uses <br />• Ancillary Institutional Uses <br />• Industrial & Research and Development Districts <br />• Retail servicing on -site demand <br />The most compelling aspect of the new program is its ability to deliver on the lower requested density <br />and use mix without compromising the extensive public features. <br />✓ Publicly Dedicated Open Space <br />o Additional —40 acres in Louisville <br />o Providing continuity amongst adjacent, off -site open space <br />o Safeguarding an expansive natural habitat corridor <br />o Preserving a direct western view to the Flatirons to be enjoyed by all <br />✓ Park Land <br />o A new, —15 acre park <br />o One of the largest in the City, paralleling the size of Community Park <br />1 555 BLAKE STREET, SUITE 21 0, DENVER, CO 80202-1 866 1 303.500.8959 1 W BRUEBAUKOL.COM <br />
