There are three development lots sitting in the accessway that sit within a portion of
what used to be Tract C, Hillsborough West, which was dedicated as open space. There was an
outlot which was incorporated into the subdivision.

Howard moved that Council approve Ordinance No. 1259, Series 1997, conveyance of Tract C,
Ridgeview Estates and set the public hearing for June 17, 1997, seconded by Levihn. All in favor
with Davidson being absent.

RESOLUTION NO. 26, SERIES 1997 - AUTHORIZATION OF A SPECIAL REVIEW USE
FOR ACCELERATED SCHOOLS

Paul Wood, Planning Director, explained that this would be to allow a private school to conduct
operations in the Centennial Center located at McCaslin and Cherry Street. The applicant was
proposing to occupy 1,500 s.f. on the first floor of the new, recently constructed office building
expansion at Centennial Center. Accelerated Schools is an accredited magnet school providing
classroom instruction to junior and senior high school students. They also provide some tutorial
instruction in the afternoon and evenings. They proposed to finish the tenant space with two
classrooms that would accommodate a total of 33 students. Staff identified two primary areas of
concem in relation to this private school use in an office and retail commercial environment: parking
impacts and compatibility with nearby businesses, including a bar and liquor store. Planning
Commission held a public hearing on May 22, 1997, and forwarded their Resolution No. 19, Series
1997, with four conditions.

Sisk called for the applicant's presentation.

Carl H. Peterson, 2160 South Crook Street, Denver, Colorado 80210, was there to answer questions.

Sisk called for Council questions.

Lathrop felt the tenants, not just property owners should be notified of the Special Review Use.

Mayer felt this was a valuable addition to Louisville. He wanted a guarantee that the operations will
not change, such as the teachers picking up the students with the vans and the campus being closed.

4
