Peterson stated that it had been their policy since 1977. He stated that teacher ratio is 7:1. <br /> <br />Keany was concerned that the placement of this school in a commercial area will affect future <br />development of restaurants serving alcohol that would be coming into the McCaslin corridor there. <br /> <br />Susan Ca/friths, City Attomey, stated that the City has flexibility with respect to the issuance of Hotel <br />& Restaurant Liquor Licenses in the future, if it chooses to use that flexibility. <br /> <br />Sisk wanted to make sure this would not cause a problem for the school or future potential land <br />users. He suggested a continuance of this resolution. <br /> <br />Lathrop asked that all tenants of the building be notified of the applicant's intent and the meetings. <br /> <br />Levihn was concerned about the parking. <br /> <br />Howard also wanted anyone whose liquor license may be affected to be notified. <br /> <br />Howard moved that Council continue Resolution No. 26, Series 1997, until June 17, 1997, seconded <br />by Lathrop. All in favor with Davidson being absent. <br /> <br />Sisk asked the applicant to have the landlord/owner or a representative present at that meeting. <br /> <br />DISCUSSION/DIRECTION PRELIMINARY SUBDIVISION REPLAT AND <br />DEVELOPMENT PUD - COAL CREEK MEDICAL CAMPUS -LOT 2 LOUISVILLE <br />CAMPUS SUBDIVISION <br /> <br />Paul Wood, Planning Director, stated that the request was to plat the 2.5 acres from one lot to four <br />development lots and an Outlot A. Outlot A would function as a drive access, emergency access and <br />a parking area regulated by a joint access easement and a maintenance agreement. This would also <br />benefit Lot 1 to the south. Lot sizes were proposed between 7,300 s.f. and 19,000 s.f. The PUD <br />Development Plan had been submitted for a 4,800 s.f. two-story medical office building on proposed <br />Lot 1. There would be a total of approximately 24,000 s.f. of professional and medical offices for <br />the four proposed lots. <br /> <br />Sisk called for the applicant's presentation. <br /> <br />William Finberg, 303 East 17th Avenue, Suite 920, Denver, CO 80203, introduced Marty Murphy <br />with the architectural firm of Murphy Stevens. He explained that this project was motivated by Dr. <br />Scott Replogle (plastic surgeon) wanting to expand his practice. It was anticipated that the other lots <br />will each have a different owner. The development will eventually be comprised of three or four small <br />medical type buildings. They planned to increase the landscaping from the preliminary drawing. They <br />felt the parking was adequate. They had met with the School District and had incorporated all of <br />their requests and suggestions. They do have their approval. <br /> <br />5 <br /> <br /> <br />
