IV. Presentation of SPF Corporation, Final PUD Development Plan, Colorado <br />Technological Center, (Continued From February 22, 1995, Meeting): <br />Chairperson Boulet reopened the Public Hearing. <br />Notice/Posting - Peter Kernkamp certified the public notice/posting. <br />Staff Presentation - Peter Kernkamp gave the staff report. Craig kitzman gave the Public <br />Works Department report with regard to the drainage requirements. Peter noted that a fifth <br />condition of approval has been added which did not appear in the staff report - The property <br />owner shall record a covenant agreement to hold property as one parcel to combine the two <br />platted lots into one lot for zoning, building and drainage purposes. <br />P/C Questions to Staff <br />Q. On the staff report there are nine conditions, on the Resolution there are five, does <br />the resolution take consideration of things that have been change on the most recent <br />submittal? <br />A. Yes. <br />Applicant's Presentation - Terry O'Connor, 1480 Moss Rock Place, Boulder. We have a <br />color rendering and a color site plan for your reference. We had requested the fence to be six <br />foot high. Larry Garrison, Operations Director for SPF, has requested that the fence be eight <br />foot high. That is not because what is being stored is exceeding the six foot height, it is a <br />measure to stop people from climbing the fence, possibly incurring injury. Paul Pennock, <br />Zeiler Pennock. We certainly concur with staff conditions that have been put on this. I think <br />we can work with public works to solve the drainage problems. Any future tenants would not <br />be able to use the outdoor storage area. I have calculated that to be an additional 16 parking <br />spaces should that not be provided for any other tenant. <br />Public Comments With Regard to the Application - There were none. <br />P/C Questions to Applicant <br />Q. Can I get some indication as to what the nature of the business is, what exactly is <br />manufactured? <br />A. Larry Garrison, Plant Manager for SPF. What will be produced here is reactive <br />metal heat exchanger and pressure vessels. <br />Q. Number of anticipated employees? <br />A. Possibly up to 35. <br />Q. Are sheets of metal the extent of the material to be stored outside? <br />A. Yes. <br />Q. Where exactly is the pending going to occur? <br />A. The Applicant indicated on the site plan where the pending will occur. <br />Q. Can't the grade be raised in that area so that the water is routed to the street? <br />2 <br />
