City of Louisville <br />Planning Commission <br />Meeting Minutes July 26, 1994 <br />The City of Louisville Planning Commission met in the City Council Chambers, 749 Main Street, <br />Louisville, Colorado. The following were present: <br />Planning Commission: <br />Tom McAvinew, Vice Chairman <br />Rex Renfrew, Secretary <br />Russ VanNostrand <br />Kathleen Neal <br />Board of Adjustment: Jim Campbell <br />Absent: <br />Barton Puryear <br />Bill Boulet <br />Staff: Peter Kernkamp, Planner <br />I. Call To Order: Acting Chairman McAvinew opened he meeting at 7:00 p.m. <br />IA. Roll Ca11: All Commissions were present with the exception of Barton Puryear and Bill <br />Boulet. Attendance by the Board of Adjustment members was requested, but not mandatory. <br />IB. Opening Remarks: Acting Chairman McAvinew began the hearing with opening remarks. <br />He noted that the purpose of this hearing is to review the zoning of Old Town. The hope is to be <br />able to reduce the number of applications for variance currently being submitted to the Board of <br />Adj ustment. <br />II. Staff Presentation: Peter Kernkamp gave the staff report. The purpose of this hearing is <br />to attempt to develop zoning requirements which are more compatible with the area. So many of <br />the properties are currently non -conforming, that any time an owner attempts to make legitimate <br />improvements to their property they need to apply fora variance. Staff will draft an ordinance <br />using the information and direction that is obtained tonight. Peter had a slide demonstration which <br />showed some of the properties for which variances had been requested. In most the cases granted <br />variances, non -conforming properties were within the Old Town area. For the most part, the <br />biggest issues are the front yard, side yard, side yard to alley, and rear yard setback distances, as <br />well as lot coverage areas, when the current zoning is applied. Peter also had, for reference, a <br />map identifying all the variance activity over the past 4 years. <br />Public Questions to Staff <br />Q. Beverly Campbell, 586 Cleveland Avenue, Louisville.
