WHEREAS, the City Council desires to establish a maximum floor area for buildings <br />within the Westerly Portion of Downtown Louisville; and <br /> <br /> WHEREAS, the City Council finds that a maximum floor area for buildings within the <br />Westerly Portion of Downtown Louisville is necessary and appropriate to maintain the traditional <br />character of such area; to control the scale and intensity of development within the Westerly Portion <br />of Downtown Louisville so that such development is compatible with existing buildings within <br />such area and immediately adjacent areas; and to encourage pedestrian oriented activity in the <br />Westerly Portion of Downtown Louisville and immediately adjacent areas; and <br /> <br /> WHEREAS, the City Council further finds that a maximum floor area is necessary and <br />appropriate to lessen congestion in the streets; to ensure traffic generated by development within the <br />Westerly Portion of Downtown Louisville does not exceed the capacity of the transportation <br />infrastructure in the area; and to lessen the impact of development within the Westerly Portion of <br />Downtown Louisville upon the limited supply of parking within such area and immediately <br />adjacent areas; and <br /> <br /> WHEREAS, the City Council further finds that such a maximum floor area is necessary <br />and appropriate to ensure that future development within the Westerly Portion of Downtown <br />Louisville does not negatively impact public facilities, vieW corridors, the rural, historical, or "small <br />town" character of such area, and other aesthetic resources; and <br /> <br /> WHEREAS, the City Council further finds that such a maximum floor area is necessary <br />and appropriate, among other things, to promote health and general welfare; to provide adequate <br />light and air; and to facilitate the adequate provision of transportation, public parking, and other <br />public requirements; and <br /> <br /> WHEREAS, the Louisville Planning Commission, after notice by publication and a public <br />hearing, has recommended the City Council approve the maximum floor area requirement for the <br />Westerly Portion of Downtown Louisville as set forth in this ordinance; and <br /> <br /> WHEREAS, City Council has provided notice of a public hearing on said ordinance by <br />publication as provided by law and held a public hearing as provided in said notice. <br /> <br /> NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br /> <br /> Section 1. Chapter 17.08 of the Louisville Municipal Code, entitled "Definitions," is <br />hereby amended by the addition of the following definition to be inserted alphabetically into said <br />section: <br /> <br />Westerly Portion of Downtown Louisville. The Westerly Portion of Downtown <br />Louisville means and includes (1) that portion of the Downtown Louisville <br /> <br /> <br />
