intended to guide and govern development projects in Downtown Louisville and are intended to <br />apply to Downtown Louisville in addition to other applicable development and design standards <br />and guidelines; and <br /> <br /> WHEREAS, City Council has provided notice of a public hearing on adoption of the <br />Handbook by publication as provided by law and held a public hearing as provided in said notice; <br />and <br /> <br /> WHEREAS, the Louisville Planning Commission, after notice and heating, has <br />recommended the City Council adopt the Handbook and the amendments to the zoning ordinance <br />of the City as set forth in this ordinance. <br /> <br /> NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br /> <br /> Section 1. The foregoing recitals are hereby affirmed and incorporated herein by this <br />reference as findings of the City Council. <br /> <br /> Section 2. Chapter 17.08 of the Louisville Municipal Code, entitled "Definitions" is <br />hereby amended by the addition of the following definition to be inserted alphabetically into said <br />section: <br /> <br />Commercial Development. Commercial Development means any land development <br />activity in the City, including but not limited to retail and office development, but not <br />including development activity intended solely, for residential, industrial or light industrial <br />use. Commercial development also includes any addition, remodeling, relocation, or <br />construction requiring an amendment to an approved, final commercial planned unit <br />development plan and, with respect to DoWntown Louisville, to all types of development <br />and work stated in the Design Handbook for Downtown Louisville. <br /> <br /> Section 3. Chapter 17.08 of the Louisville Municipal Code, entitled "Definitions" is <br />hereby amended by the addition of the following definition to be inserted alphabetically into said <br />section: <br /> <br />Downtown Louisville. Downtown Louisville means and includes (1) that certain <br />Commercial Community (C-C) zone district set forth on the official zoning district map of <br />the City and bounded on the north by South Street; on the south by the south line of the <br />Town of Louisville Subdivision and south line of the Pine Street Plaza Subdivision; on the <br />west by the alley between Main Street and LaFarge Avenue; and on the east by the south <br />and west boundary of East Louisville Subdivision and the east line of Colorado State <br />Highway 42; and (2) that certain Commercial Business (C-B) zone district set forth on the <br />official zoning district map of the City and bounded on the north by the south line of the <br />Town of Louisville Subdivision; on the south by the north line of the Mansour-Engel <br /> <br />2 <br /> <br /> <br />
