DISCUSSION/DIRECTION <br />AMENDMENT <br /> <br />CENTURY OFFICE PARK LOT 10A - FINAL PUD <br /> <br />Paul Wood, Planning Director, stated that the previous approval was for an "L" shaped two-story <br />building. This modified proposal is for a single-story, generally rectangular building, which allowed <br />for a potential connection to the proposed Century Retail Center to the south of Century Office Park. <br />The 10,090 s.f. building had 57 parking spaces. Landscaping was at 43% with an additional <br />landscaped pedestrian gathering area added in the center of the site. Staff recommended that letter <br />heights be reduced for the internally oriented signs and that signs facing McCaslin have a consistent <br />design and color that do not detract from the residential building architecture and the primary office <br />environment. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Donald R. Slack, SEM Architects, Inc., 7935 East Prentice Avenue, Suite 102, Englewood, Colorado <br />80111, reviewed the project. <br /> <br />Davidson called for Council comments or questions. <br /> <br />Mayer was concerned about the traffic inflow to the south, by the front of the buildings where there <br />is head in parking. He suggested that some of the office projects would not need internally lit signs. <br /> <br />Sisk wanted the signs turned offat a certain time, possibly 10 p.m. He wanted to know the type of <br />retail businesses that might be coming in. <br /> <br />Slack hoped for a restaurant tenant, insurance office, and service retail. <br /> <br />Tim Hadjis, Eastcor Company, 14 Inverness Drive East, #A-218, Englewood, Colorado 80111, <br />stated that they had talked with a dry cleaning operation, hair salon, a florist, real estate office, and <br />a video store. <br /> <br />Howard wanted the lighting plan clarified as the project comes forward, because of the location of <br />the site. He did not want "light washing"onto the street. <br /> <br />Davidson did not want a strip effect. <br /> <br />Howard moved that Council send amended Final PUD - Lot 10& Century Office Park on to the <br />Planning Commission with Council comments, seconded by Levihn.
