Keany wanted the location of the bike rack to be closer to the front door rather than between the <br />trash dumpster and the landscaping. He was concerned about the pedestrian traffic flow between the <br />northwest corner of the Firegrill Lot 3 to the southwest corner of the RiteAid lot. <br /> <br />Slack suggested the pedestrian traffic flow be east of the drive-way separating Eagle from both <br />Firegrill and RiteAid. <br /> <br />Keany was concerned about the lack of landscaping around the building. <br /> <br />Mayer felt it should be looked into as to what kind of stacking would occur at the drive-thru at <br />RiteAid, if the prescription was not ready. He pointed out that there was very little landscaping on <br />either side, there are two curb cuts, and the internal circulation looked very questionable. He felt <br />what is happening along McCaslin, along the corner near the main entryway to Parcel L is a serious <br />concern. Also, there is nothing really matching with the Bank of Boulder at the north end. <br /> <br />Howard felt that the circulation pattern needed work, particularly if traffic coming away from the <br />bank would interfere with traffic coming offRiteAid side. He pointed out that on the internal road <br />there are relatively large deciduous trees and there would be an opportunity to continue the corridor <br />effect on the north side of Riteald. He was concerned about the large, old trees that would be taken <br />out due to the construction. He wanted additional coniferous trees on Lot 2 along McCaslin and on <br />the site itself. He thought the entrance was constrained because of the internal island on the <br />entranceway. <br /> <br />Levihn asked that the blue on top of RiteAid's towers be changed to match up with the green slate <br />that would be on the bank building. He wanted the setbacks to the parking lots to be uniform with <br />the Firegrill, maybe rounding off of the parking lot. He also was concerned about the traffic patterns. <br /> <br />Lathrop felt that by eliminating six parking spaces, it could accommodate that wider buffer zone in <br />the southeast corner. He liked the architecture of the RiteAid building, but suggested some kind <br />horizontal detail to break the building architecture up a little. He wanted the setback problem from <br />McCaslin solved. <br /> <br />Sisk stated that setback and open space needed to be met. He had a problem with the drive-up <br />window and felt there would be stacking problems there. He encouraged the applicant to develop <br />some landscaping within the parking lot so as to break up the project. Sisk clarified that if the <br />projects are brought in as Lot 1 and Lot 2, they both have to meet the 25% open space. <br /> <br />Davidson was assured that the drive-thru would be for the pharmacy only. He asked how busy that <br />was and if there was a stacking issue with other RiteAids. <br /> <br />Levihn asked Sisk to take the issue with the drive-thru to the Senior Board to get their reaction to <br />this service. <br /> <br />6 <br /> <br /> <br />
