The <br />2~ story buildings will be on the <br />southwest portion of the property <br />and will ,be approximately 35'. the <br />balconies around the buildings would <br />be approximately 20' and the fire <br />department would have access to this <br />height. The developer has agreed to <br />install additional fire hydrants. Area <br />residents who attended the planning <br />commission meeting were most concerned <br />about the area of the ditch. along with <br />the additional traffic and the signal- <br />ization of South Boulder Road. <br /> <br />COUNCILMAN DELPIZZO <br /> <br />Inquired whose responsibility it was <br />to maintain the ditch. <br />Director Hioco stated that Parks & Rec. <br />would maintain the banks. the ditch <br />company the center. and the developer <br />his area. <br />Inquired about the elevation of the <br />parkings lots in relation to the build- <br />ings. :Mr. Fred Simmons represented <br />the developer and stated that a plan <br />would be worked out with the Parks & <br />Rec. Dept. as to landscaping and drain- <br />age control. <br />Inquired how wide the greenbelt area <br />was from the ditch to the parking lots. <br />Mr. Simmons advised that it varied - <br />widest point 95' to 60'. <br />Councilman Carnival then asked since <br />this is a PUD. is ~here a maximum <br />number of units allowed? <br />Director Rupp advised one unit to <br />every 1.750 sq. ft. and the developers <br />plan is one unit per 2.000 sq. ft. <br />Councilman Carnival then inquired if <br />our firemen's ladders would be able to <br />reach the heights of the buildings. <br />Director Rupp reported they had several <br />discussions with the fire department <br />and advised they do not have the equip- <br />ment to reach the roof. but they do <br />have equipment to serve the heighth of <br />the balconies.
