Preliminary and Final Plat — Redtail Ridge: To consider the Redtail <br />Ridge Filing No. 1 Preliminary and Final Subdivision Plat for a 389.10 acre property, <br />located northwest of US 36 and Northwest Parkway and Southeast of S 88th Street and <br />Campus Drive (Resolution No. 13, Series 2022). Continued from September 08, 2022 <br />and August 11, 2022, and September 8, 2022 <br />• Applicant: Sterling Bay <br />• Case Planner: Rob Zuccaro, Director of Planning and Building Safety <br />All notice was met as required and there is no commissioner conflict of interest. <br />Staff Presentation: <br />Zuccaro notes that there were two addendums to the packet. <br />As stated in the meeting packet, staff reviews the last meeting's commissioner <br />questions. A summary of the commission's questions and requests for information are <br />in italics and underlined below followed by staff's response. <br />Request for documentation to meet the Preliminary Plat submittal requirement under <br />Sec. 16.12.050. S. "Location of significant natural features such as trees, woodlands, <br />lakes, hills, streams, wetlands, and floodplains, and historical and archaeological sites." <br />Below are documents that are in the packet and were provided by the applicant to meet <br />this requirement. The ALTA Survey, Wildlife Use Assessment and Tree Inventory <br />directly address the location of natural features on the property. The plans include realignment and <br />piping of the ditch in this vicinity. This section of the Ditch is exempt from Army Corps of <br />Engineer 404 Permit requirements. Attachments 12 and 13 include a wetlands <br />delineation memo from ERO Resources Corp and the Army Corps of Engineers <br />determination letter respectively. <br />Request to run the fiscal model with an 80% constrained buildout assumption and no <br />employee spending for the hospital/medical office development. <br />
