Planning Commission <br />Meeting Minutes <br />December 08, 2022 <br />Page 2 of 14 <br />Applicant: Sterling Bay <br />Case Manager: Rob Zuccaro, Director of Planning & Building Safety <br />Hoefner recuses himself from discussion since he has a conflict of interest. <br />Discussion by Commissioners. - <br />Moline says he is going to continue to not support the motion as he has <br />previously commented in past meetings. <br />Brauneis says with the exception of Old Town, people have been opposed to <br />nearly every commercial and residential subdivision that now comprises the <br />Louisville we know and love. Though many of us would love to be on the design <br />team for any given project, that is not the role of Planning Commission for this <br />process. The current proposal includes 155 acres of public land, and the <br />potential for connectivity with the Ardmore Open Space. That connectivity is <br />important and one we could lose. The Campus Drive extension would be built in <br />phase one, providing safety we desperately need for the Monarch School. He <br />wishes they were discussing conditions to include a sustainability action plan, <br />funding mechanisms for future traffic improvements, and reduced grading on site. <br />Instead, we are just telling the developer that we simply want more from them <br />and giving them a list of ideas that many are which are economically impossible. <br />We have more vacant retail space then any time in recent history. Our message <br />of denial comes at a time when we are also hoping that developers will help us <br />redevelop areas like the McCaslin corridor. While this project has its issues, he <br />does think it has a lot to offer Louisville and that further delay does not ensure a <br />better outcome for the City. Because of these reasons, he is voting against the <br />motion. <br />Krantz says she hopes they come back with an application that is more <br />compliant with the GDP. <br />Krantz moves and Howe seconds a motion to adopt Resolution 13, Series 2022 <br />recommending denial of the Redtail Ridge preliminary and final plat.
