PARKWOOD FILING #2 CONT'D Steve Anderson questioned the convenents pertaining to Tract Blot 11. A representative of Wood Bros. stated that Tract B has a required easement for drainage to drain Lafayette at that point and into the drainage swail. Lafayette presently carries the water in great quantities onto the east and Wood Bros. and the City Engineer have been working on improving the situation. Mr. Heiter stated that certain items were requested by the Planning Commission, to be changed on the plat. They were minor items involving an easement for access to the park area between lots 13 and 14, Block 6. Wood Bros. inadvertently made the culdasacks in such a way that the lots did not have 50 foot frontage. He stated that the presentation on the final plat will have the changes incorporated into it. The preliminary plat has also incorporated certain items and the City Engineer has a copy. Mr. Heiter stated that he believed that Wood Bros. has satisfied the requirements as agreed at the Planning Commission meeting with the exception of double frontage lots. Engineer White stated that Wood Bros. has satisfied the recommendations that the Planning Commission has set with the exception of double frontage lots. Mr. Drumm stated that the covenents will be submitted to the City for review at the time of final platting; if there are problems with it, they can be negotiated. However, at a later date, if the covenents are changed, it is between the developer and property owner. Percy Conarroe asked if all the streets were in order and repaired. Mr. Wurl stated taht some have been re- paired and the others, Wood Bros. has in- dicated a willingness to repair them. Steve Anderson questioned the tree matter. Mr. Wurl stated that the City Attorney was asked to prepare an opinion. Councilman Caranci asked what the zoning would be.
