Both Sides of RR Tracks <br />. For both sides of the RR tracks (the downtown parking ordinances apply on both sides), there is <br />an existing building area of 280,000 SF (245,000 SF on west and 35,000 SF on east). <br />. There are a total of 853 existing parking spaces (510 public and 343 private). <br />. Assuming the 280,000 SF of building area generates parking demand at 2.5 spaces per 1,000 <br />SF, current parking demand would be 700. <br />. That translates to an existing surplus of parking of approximately 153 spaces. <br /> <br />Build Out. Both Sides of RR Tracks <br />. Ordinance 1294 limits total building area on the W side of the tracks to 354,000 SF. <br />. There are no limits on building SF on the E side of the tracks. There is approximately 213,000 <br />SF of land area. Assuming an approximate 0.5 FAR, that would result in approximately <br />106,000 SF of total development on the E side of the RR tracks. <br />. 460,000 SF (354,000 Wand 106,000 E) of total development would result in a total parking <br />demand of 1.150 (2.5:1000).. <br />. Based on 853 existing parking spaces (public and private), that would require 297 additional <br />llilrking spaces. <br /> <br />Existing Conditions. W side of RR Tlracks <br />. There is a total of 245,000 SF of existing building area in the downtown area on the W side of <br />the tracks. <br />. There are a total of 709 existin~~rking spaces (461 public and 248 private). <br />. Existing _parking demand of 613 spaces (2.5: 1000). <br />. That translates to an existing surplus of 96 parking spaces. <br />. Build out building area is capped at 354,000 SF based on Ordinance 1294. <br />. Based on a ratio of 2.5:1000, build out parking demand would be 885 spaces. <br />. Additional parking required of 176 parking spaces. <br /> <br />1 <br />
