The Preliminary PUD Concept Plan does contain a note requiring that a sidewalk be provided for <br />on one side of the internal street. A:> the: 30'-wide drive providing access to the west parking lot will <br />eventually tie into a loop road as reflected on the General Development Plan, the Commission <br />recommended that a sidewalk be added to the north side of the drive at this time. The applicant has <br />requested that construction of that specific sidewalk connection be deferred until the construction <br />of the campus loop road is initiated. <br />The location of the building footprint for MOB II overlaps. into both Lot 4 and Lot 2 of the Health <br />Park Subdivision Plat, Filing No. 5. While it does not appeaz that the building would be located over <br />any platted easements, the Commission recommends that the applicant submit a subdivision replat <br />prior to the issuance of a building :permit for the MOB II. <br />The Planning Commission approved the PUD with eleven conditions. The revised PUD complies <br />with all but three. <br />Davidson called for the applicant's, presentation. <br />Lynn Moore, Davis Partnership P.C:., 1775 Sherman Street, Suite 3100, Denver, Colorado, explained <br />there is a need for this facility due to the tremendous growth in the community and increased demand <br />for health care services. They have expanded the parking lot and eliminated the parking structure <br />because it did not fit in with future development. The landscaping has been situated to provide <br />optimum screening. The architecture of MOB II is proposed to match the existing MOB as much as <br />possible. She displayed various building elevations for Council review. She reviewed the drainage <br />report for the property. <br />4 <br />Davidson called for Council questions and comments. <br />Howard asked the applicant if they would agree to condition #1. <br />Moore replied, yes. <br />Howazd asked the applicant if they ~~ould agree to condition #2. <br />Moore replied they are willing to submit a final plat, but not prior to the issuance of a building <br />permit. She offered to tie it to the certificate of occupancy for the building. <br />Howard asked the applicant if they would agree to condition #3. <br />Moore replied they are requesting that the sidewalk be deferred, as it would not lead anywhere at this <br />point. She stated they are also requesting that up to 80 pazking spaces be deferred until a need for <br />those spaces is demonstrated. <br />9 <br />
