<br />Keany stated that he has noticed a significant number of cars parked along the street when the <br />additional parking lot behind the building is not full. He requested that Quantum encourage their <br />employees to use the back parking lot and/or provide additional signing to indicate there is an <br />additional parking lot behind the building. <br /> <br />West replied that Quantum is aware of that situation. Recently, eighty employees from Level 3 <br />transferred to a different facility and Quantum is hoping that will mitigate the situation: If not, <br />Quantum intends to move forward with their plans for additional parking on the south side of the <br />building. <br /> <br />Mayer questioned Wood whether the c:ars parked along the road were parked on public right-of- <br />ways. <br /> <br />Wood replied no, they are parked along the private access easements. <br /> <br />Keany moved that Council approve Resolution No. 36, Series 1998 - Amendment to a Fihal PUD <br />Development Plan for Quantum Peripherals, 1450 Infinite Drive, with the one Planning <br />Commission condition, seconded by Mayer. All in favor. <br /> <br />RESOLUTION No. 37, SERIES 19~)8 - FINAL PUD DEVELOPMENT PLAN FOR LOT 3 <br />AND A REPLAT OF LOTS 3 AND 4 OF COAL CREEK MEDICAL CAMPUS <br /> <br />Davidson called for staff introduction. <br /> <br />Paul Wood, Planning Director, stated Lot 2 on this property was approved for a small medical <br />office campus, with four buildable lots and a common outlot for parking. One building has <br />specifically been approved and recently completed. The property owner is requesting approval <br />for a second medical office building on Lot 3 in the southeast comer of the subdivision. The <br />building is proposed to be occupied by a pediatric dentist. To accommodate the proposed <br />building footprint, the northern property line of Lot 3 is proposed to be shifted slightly to the <br />north, making Lot 4 slightly smaller. Wood continued his presentation (see attached Council <br />Communication). <br /> <br />Davidson called for the applicant's pre:sentation. <br /> <br />William Feinberg, 303 17th Avenue, Denver, Colorado, 80203 stated that amending the lot line <br />between Lots 3 and 4 is basically to square-up the lot and meet setback requirements between the <br />two lots. The building will be similar to the existing building there. The Boulder Valley School <br />District has approved the plan as presented tonight. He offered to answer any questions regarding <br />the project. <br /> <br />Davidson called for Council questions and comments. <br /> <br />7 <br />
