The applicant has revised the plans to include the following changes; <br /> Building 1 has been split into two separate 18,825 square foot buildings (Building 1A <br />and 1B). The eastern façade of both of these buildings is 240 feet in length. The <br />previous application showed one 40,200 square foot building with a 510 foot façade. <br />The plan cover sheet has been modified to reflect this change as it affects the <br />building square footage calculations and the parking ratios. <br /> An additional water line, sewer line, and fire sprinkler water line have been added to <br />the utility plan to service the additional building. Condition of approval #2 has been <br />modified to include the presence of two water lines. <br /> A pedestrian plaza/employee break area has been added between the two new <br />buildings. The break area is 70 feet wide at the entrance, and then narrows to 30 <br />feet on the interior. The western end of the break area is enclosed with two 13 foot <br />high walls that screen it from the loading and parking area. <br /> The landscaping on the western edge of the property that was originally shown on <br />the adjacent property has been moved completely onto Lot 12. As a result of this <br />change, the condition of approval associated with moving the landscaping <br />completely onto Lot 12 has been removed from staff’s recommendation. <br />The remainder of the plan remains unchanged. The staff report from the initial hearing has <br />been included in the commissioner’s packets for reference. <br />STAFF RECOMMENDATION: <br />Staff recommends approval of the Final PUD Development Plan for the development of one <br />40,200 square foot flex office building and two additional 18,825 square foot flex office <br />buildings located at 739 S 104th Street on Lot 12 of the Colorado Technological Center <br />Subdivision, Filing 2, with the following conditions: <br />1. Prior to City Council approval the applicant will obtain a deed of easement from the <br />owners of Lot 13 of the Colorado Technological Center Subdivision, Filing 2 to <br />construct improvements including a drainage culvert and rip rap on Lot 13. The <br />development agreement will indicate that maintenance of these drainage <br />improvements will be the responsibility of the owner of Lot 12. These documents <br />will be recorded with the Boulder County Clerk and Recorder. <br />2. The development agreement will contain language outlining the responsibility of the <br />owner of Lot 12 to operate and maintain the two City owned but privately maintained <br />waterlines shown on the plans. <br />3.
