PUD and base the decision on should they vacate 80th Street based upon that PUD or did they want fi <br />to decide just not to vacate 80th Street. <br />Sisk suggested adjourning these proceedings and allow the current applicant to look at this with the <br />idea of vacating the north 25'. <br />Keany suggested looking at making the transfer and completing that, but doing it in conjunction with <br />approval of the PUD. <br />Davidson suggested laying aside the 80th Street, whether they do the abandonment of the City's <br />section of it or not and go forward and look at the total PUD. <br />Davidson moved that Council continue until August 5 the Colony Square appeal of the Planning <br />Commission denial of the Preliminary Subdivision Plat and PUD Development, seconded by Howard. <br />All in favor. <br />RESOLUTION NO 32, SERIES 1997 FINAL PUD DEVELOPMENT PLAN FOR <br />BALFOUR RETIREMENT COMMUNITY <br />Paul Wood, Planning Director, stated that this is for the construction of a 120 unit care facility <br />(79,000 s.f.) on Lots 6 and 7 of the Alvenus Park Subdivision. The 120 units will have the capacity. <br />for 150 residents: 60 units as assisted living apartments, 75 units (semi private) as Alzheimer care, <br />and 15 will be dedicated to skilled care nursing beds. In response to Council comments the building <br />heights and architectural elevations had been revised. The overall building height had been reduced <br />from 53' to 46'. The building elevation had been revised with a greater emphasis on the number and <br />size of window openings, balconies, front porch, and gazebo features. They proposed 95 parking <br />spaces exceeding the 60 space requirement. Landscaping was at 47.8% exceeding the 25% minimum <br />requirement. One 32 sq. ft. project identification sign was proposed adjacent to Plaza Drive.• <br />Planning Commission approved their Resolution 27 with seven conditions of approval. All but two <br />had been complied with relating to the dumpster enclosure and finalizing the dimensions on the free <br />standing project identification sign. <br />Davidson called for the applicant's presentation. <br />Michael K. Schonbrun, President and CEO of Balfour Senior Care, reviewed the project. He added <br />that they hoped to break ground before the end of the year and open the facility by October 1998. <br />Dennis Boggio, 5650 DTC Parkway, Englewood, Colorado, reviewed the senior care concept and <br />how it had changed over the years. He also reviewed the site plan. <br />Davidson called for Council questions and comments. <br />Mayer suggested some bikeracks be installed on the opposite side of the building. <br />9 <br />
