<br /> CONDITIONS <br /> 1. Prior to City Council action, receipt of written <br /> authorization from Klubert Warembourg to the property owners <br /> which allows the existing irrigation ditch water to be <br /> conveyed across Coal Creek Ranch Filing No. 3 in a pipe and <br /> in a relocated easement. Exchange of deeds is needed <br /> between the property and Mr. Warembourg. <br /> 2. Prior to City Council action, receipt of a secondary access <br /> agreement signed by Coal Creek Associates and Rocky Mountain <br /> Affiliated Adventist Health Services Inc. and ready for <br /> Council approval. <br /> 3. That developer, install sidewalks on both sides of all <br /> streets with exception of Troon Court. This requirement is <br /> subject to City Attorney's opinion as to force of arguments <br /> or plans approved previously. <br /> 4 . Prior to the development of lots shown to be within the <br /> existing 100 year flood plain (1-3, 7-15, 78-84) the city <br /> shall have in its possession a Letter Of Map Revision (LOMR) <br /> from the Federal Emergency Management Agency (FEMA) confirm- <br /> ing base flood elevations as amended will not encroach upon <br /> any portion of Filing #3. In lieu of the (LOMR) the appli- <br /> cant shall apply to the Board of Adjustment and receive <br /> approval for a floodplain use permit prior to filing any <br /> affected lot. <br />
