<br /> CONDITIONS <br />1. Applicant shall provide a standard 36' curb to curb street <br /> section the entire length of Fairfield Lane except that the <br /> (curb to curb) west property entry shall be 32'. <br />2 . Prior to City Council review the applicant shall increase <br /> radius dimensions from 43' to 45' on both turnabouts north <br /> of Fairfield Lane. The respective turnabouts shall not have <br /> fountain amenities and shall be posted to prohibit parking <br /> within the turnabouts. <br />3. Prior to the development of lots shown to be within the <br /> existing 100 year flood plain the city shall have in its <br /> possession a Letter of Map Revision (LOMR) from the Federal <br /> Emergency Management Agency (FEMA) confirming base flood <br /> elevations as amended will not encroach upon any portion of <br /> Filing #2. In lieu of the (LOMR) the applicant shall apply <br /> to the Board of Adjustment and receive approval for a flood <br /> plain use permit prior to filing any affected lot. <br />4. The applicant shall complete all technical revisions on both <br /> the Final Plat and Development Plan prior to review by City <br /> Council. <br />
