i• <br /> ADC & <br /> ° <br /> I » <br /> April 24, 19$O <br /> Mayor and City Council <br /> City of Louisville <br /> City Nall <br /> 712 Main Street <br /> Louisville, Colorado x0027 <br /> Dear Mayor Waschak and Council Members: <br /> On behalf of ?rank Hochader we are herein requesting nnexation and <br /> zoning of his 135 acre parcel bounded on the westand north by <br /> the Centennial Valley annexation, on the east by the Goodhue <br /> Ditch and on the south by Delaney Road. <br /> We anticipate requesting R-L zoning for most of the parcel and <br /> perhaps R-K zoning across from planned commercial development <br /> immediately west of the parcel; however, we realize the City will <br /> be involved in determining what zoning is appropriate through the <br /> normal review and approval process. This matter, as well as <br /> other questions which will undoubtedly arise, will be coordinated <br /> with City staff prior to approaching Planning Commission if our <br /> 4' . request is referred by Council. <br /> We would like to emphasize that ultimate development of the <br /> Hocheder parcel is compatible with the Louisville Comprehensive <br /> Development Plan and appears to be consistent with City policy <br /> related to Louisville control of its urban service area, utility <br /> planning and development phasing. Further, this parcel lies <br /> wholly within the "prise urbanized area" delineated on the <br /> Boulder County version of the Louisville plan. Commercial zoning <br /> will not be requested, so this project should not be construed <br /> to be an extension of the commercial aspects of Centennial Valley. _. <br /> Thank you for your consideration of this project.
