by R-L zoning. Staff did coniira that R-L <br /> zoning did conform to this property. Your <br /> Planning Commission met on January 1 to <br /> consider our application. At this seating <br /> there was such concern by the neighborhood <br /> about the project. At this meeting we did <br /> state that we would consider A-R zoning. The <br /> Archdioceue of Denver is not in the business <br /> of selling real estate. This site is for a <br /> school/church. We need to borrow money for <br /> this project and the appraised value of this <br /> project depends on the zoning. The church <br /> will except an R-E zone with the waiver of <br /> the open space dedication and cash in '.ieu of <br /> requirement. The church hopes that this <br /> Council will consider our request. <br /> Mayor Feuson opened the public hearing and <br /> asked if anyone was present that wished to <br /> speak to this Ordinance. <br /> Norbert Meier, 234 Short Place. The single <br /> concern that the neighborhood has is zoning <br /> for this property. We have no problem with <br /> the fact that there is going to be a <br /> school/church built. There was unanimous <br /> recommendation for the R-R zoning by the <br /> Louisville Planning Commission at their <br /> January 9th meeting. The church's represen- <br /> tative also agreed on the R-R zoning that <br /> evening. Intended use of a school and church <br /> is allowed under any agricultural or residen- <br /> tial zoning with a special review use . <br /> Present day allowances under R-L are not <br /> compatible with existing neighborhood lot <br /> sizes or coverage. With the use by right and <br /> R-L zoning we feel that the neighborhood <br /> would be disallowed any further comment or <br /> input if the school and church piers fell <br /> through for any reason. R-R zoning would <br /> allow for greater density through the PUD <br /> process and still allow for public input. A <br /> portion of the property to the south is at a <br /> lower density than R-L now, and farther south <br /> and west we have existing R-R zoning. With <br /> R-L zoning that isn't really compatible with <br /> what physically exists in our neighborhood, <br /> we feel that the R-L would tend to lower <br /> present property values in our surrounding <br /> areas. In the Comprehensive Plan there <br /> exists a section that refers to the estab- <br /> lishmont of neighborhoods that allow for a <br /> diversity in housing, size, cost and density, <br /> further supporting the idea that just because <br /> a certain portion of the property surrounding <br /> 6 <br />
