traker: That's where the improvement of the
•xoel lam, as it exists in front of
our development, that is where the
removal of the existing curb and for
the replacement of sdditional curb.
Davidson: Is the proximity of the park to the
driving range a problem?
baysinger: I believe it's well aver 300 yards
from where the driving range is. we
had talked about, with the path
going through there, putting a fence
that would block that oft. I would
not consider it a safety problem.
Davidson: Concerning the Coap Plan, all we're
actually doing is updating the
existing Comp Plan. There is an
existing Comp Plan already in place,
which designates this area as
residential. A likely new Comp Plan
would probably designate it as
residential also. The phasing is
important too. Also, in order for
the City to acquire and build •
water /sewer plant, the City has to
sell bonds. The bonds are paid for
by sewer and water taps. so, the
City has to build a certain number
of homes each year. Our alternate
choice is to triple the assessment
fee to pay the bonds. The bonds ars
there and we have to pay for them.
That requires around 300 building
permits per year. For the next
several years v. need to build a
certain number of houses. As for
the school issue, phasing helps
lessen the impact. The School board
is probably going to have to go for
• bond issue. It takes lb to 34
months to build a school after it
passes, providing it passes.
Superior has even a bigger problem.
They don't have any schools at a11.
Concerning the landscaping the 10
ft. vide section that's going to run
between this development and Coal
Creak, I am all in favor of that.
At this point, I don't think it's
fair to ask the developer to pay for
13
