At <br /> ~is point we find it unacceptable simply because it does not <br /> vary much from the previous proposal that came before you <br /> and it doesn't offer anything different than the previous <br /> proposal did. It really ruins the actual nature of the mesa. As <br /> other people will address to you tonight the size of the lots that <br /> are being proposed for this area are very inconsistent with that <br /> side of McCaslin. What Mr. Markel talks about is developing <br /> it similar to the properties adjacent to the east side. What he <br /> doesn't take into account is the adjacent properties that already <br /> exist on that side of McCaslin. You will see from other <br /> documents that this development is dramatically and drastically <br /> different from those property sites. We are seeing continued <br /> development on the mesa. We have seen a couple of homes <br /> added in that area within the last few years; one in very good <br /> taste; one of them we believe in rather poor taste. We would <br /> like to see further development on the m~sa to take place in a <br /> fashion that is going to be acceptable to the entire community . <br /> and not simply to the developer that's working in that area. <br /> Thank you. <br />Nancy Smith, 1085 West Willow, Louisville, Colorado <br />N. Smith: A few points that I wanted to bring up; one of course is the <br /> long term plan for the City and what does the Council foresee <br /> for this area; previously we have discussed how consistent a <br /> development is with the surroundings. Mr. Markel speaks to <br /> the consistency in making this development consistent with the <br /> east side of the property. That is a very small portion of what <br /> is surrounded by this property. It is surrounded by roughly 11/2 <br /> to 5 acre lots on 31iJ sides and only a very small portion which <br /> is divided by that natural border of a busy road, McCaslin, that <br /> is the only part we feel it is consistent with. We feel that area <br /> is very unique and special and should be developed in a nice <br /> way that is consistent with the west side of McCaslin. We <br /> would like to see it more open and again consistent with the <br /> area that is there. It is hard for me to imagine how you can do <br /> a ranch style home that would cost $275,000 to $500,000 on a <br /> lot that is 12,000 square feet. That is what our lot sizes are <br /> and they are quite small. It is hard to see how you could build <br /> a ranch style in that price range on a lot that small. The letter <br /> that Mr. Markel has written also talks about the home <br /> contributing to a feeling of space between the homes. Again <br /> with large homes or expensive homes on small lots it is hard to <br /> see how you can have a feeling of space between homes. It <br />
